Renovating in Newmarket

The client’s parents live on the first floor, so we rebuilt the two above it. Load-bearing structure was modified for an open plan, the laundry moved out of the kitchen, and the third-floor terrace was extended to fit a new bathroom.

The owners gave the design free rein. Their basement became a lounge with a custom wet bar and a powder room, plus a nook built into the wall for the household’s cat.

The Town of Newmarket Building Services, at 395 Mulock Drive. You need its permit for an addition, a structural change, new plumbing or each additional residential unit. For a Newmarket project that needs one, we prepare the drawings and the application and book the inspections stage by stage.
Yes. A Newmarket house can have up to two more units on its lot. Each needs its own permit and parking space, and each is registered once with the Town under By-law 2013-13. We check your parking and the basement’s ceiling height first, then design the suite with the fire separation and egress windows the Building Code calls for.
Yes, if it measures over 20 cm in diameter at 1.4 m above the ground. Before a private tree that size comes down, Newmarket asks for a permit, an arborist report and replacement planting. When we plan an addition or a detached unit in Newmarket, we place the trees on the site plan first and fit the footprint around them.

It depends on the scope and the municipality. Structural changes, additions and legal basement suites need a building permit, and the application itself can depend on where the home is. During construction we schedule and manage every required inspection.
A basement suite is legal in Ontario if it is a self-contained unit (a secondary dwelling unit) that meets the Ontario Building Code and local zoning by-laws and has passed municipal permit inspections. It usually needs a separate entrance, a full kitchen with proper ventilation, a 3- or 4-piece bathroom, bedrooms with egress windows, fire-rated separation between units, an independent or properly balanced HVAC system, soundproofing, ESA-certified electrical, and interconnected smoke and CO alarms. Without permits, it cannot legally be rented.
Not every basement qualifies as it stands. Before anything is designed, Nuance Design Build runs a feasibility assessment of the ceiling height, the foundation and structure, existing plumbing and electrical capacity, the HVAC system, zoning eligibility and where a separate entrance could go. Some basements need larger windows or mechanical upgrades to comply. You get an honest answer at this stage, before you commit to design or permit drawings.

Planning a Newmarket home renovation
The oldest houses in Newmarket are the 19th-century ones near Main Street, where the Lower Main Street South Heritage Conservation District was designated in 2013. Work on a house there starts with what is original to it, and we check exterior changes against the district before they are drawn.
Most of Newmarket is subdivisions built from the 1950s building boom onward, Glenway Estates and Stonehaven among them. In the earlier houses a renovation often means opening up the main floor or finishing the basement. In the later ones it is more often a new kitchen or an ensuite bathroom.
Registering a unit under By-law 2013-13
