The client’s parents live on the first floor, so we rebuilt the two above it. Load-bearing structure was modified for an open plan, the laundry moved out of the kitchen, and the third-floor terrace was extended to fit a new bathroom.

The owners gave the design free rein. Their basement became a lounge with a custom wet bar and a powder room, plus a nook built into the wall for the household’s cat.

The old garage came down, a new basement was excavated beneath it and two levels went up on top: a full three-storey addition, with the garage moved to the front of the lot.

The Township of King Building Division, at 2585 King Road, issues them for King City, Nobleton, Schomberg and the surrounding countryside. You need one for a structural change, new plumbing, an addition or an additional unit. On a King project we prepare the drawings and the application, then arrange each inspection as the work reaches that stage.
That depends on the zone. Under King’s Countryside By-law 2022-053, a property in a countryside zone where a detached house is allowed can add up to two units, and one of them can be detached. In an Oak Ridges Moraine zone the limit is one, built inside the main house, so a garden suite is off the table. We check your zone before anything is designed.
Whenever a septic system is new, repaired or altered. In the Township of King that permit comes from the Building Division. An addition or a basement suite with a new bathroom can change the load your system carries, so on a King property with septic we look at the existing system at the first visit.
Yes. King City is within 30 minutes of our Richmond Hill office by car, off-peak, and we work in Nobleton, Schomberg and Kettleby too. On a country property the first visit covers the lot as well as the house. We note its zone and where the septic system is, because both shape what an addition can be.
A straightforward kitchen update with Nuance Design Build starts around $35,000. A fully customized kitchen, with premium cabinetry, quartz, quartzite or marble counters, upgraded lighting and a new layout, often runs $45,000 to $60,000 or more. Where yours lands depends on the cabinet material (Thermofoil, painted MDF, Egger or hardwood), the countertop, any plumbing changes, flooring that runs into the next rooms, built-in appliances and the lighting design. Settling the design early keeps the budget and the build in line, so the cost stays predictable.
At a standard finish, a 3-piece bathroom with a tub starts from $11,900, a 3-piece with a walk-in shower from $13,500, and a 4-piece master bathroom of 60 to 100 sq ft from $17,500. Bathrooms over 100 sq ft start from $20,000. Premium and luxury finishes raise each figure. Beyond size, the price follows layout changes, plumbing relocation, tile size and material, vanity customization, waterproofing and fixture quality. In older homes, problems hidden behind the existing finishes may need fixing first.
In Toronto, a one-storey addition can start at about $300,000. Costs average around $200 per square foot and can pass $350 per square foot for more involved work. Labour, quality materials and professional design fees are the largest costs, and the addition’s size and complexity decide where it lands in that range. Construction on a basement renovation in Richmond Hill, Markham, Vaughan or Toronto typically takes 6 to 10 weeks. The whole process, design and permits included, usually runs 2 to 4 months. Small cosmetic updates can finish sooner. Legal basements, secondary suites and jobs with plumbing or structural work can push construction closer to 10 to 12 weeks. It depends on the scope and the municipality. Structural changes, additions and legal basement suites need a building permit, and the application itself can depend on where the home is. Nuance Design Build prepares the drawings and paperwork, works through the by-laws and zoning rules with the city and stays on it until the permit is approved. During construction we schedule and manage every required inspection.
A basement suite is legal in Ontario if it is a self-contained unit (a secondary dwelling unit) that meets the Ontario Building Code and local zoning by-laws and has passed municipal permit inspections. It usually needs a separate entrance, a full kitchen with proper ventilation, a 3- or 4-piece bathroom, bedrooms with egress windows, fire-rated separation between units, an independent or properly balanced HVAC system, soundproofing, ESA-certified electrical, and interconnected smoke and CO alarms. Without permits, it cannot legally be rented.
Not every basement qualifies as it stands. Before anything is designed, Nuance Design Build runs a feasibility assessment of the ceiling height, the foundation and structure, existing plumbing and electrical capacity, the HVAC system, zoning eligibility and where a separate entrance could go. Some basements need larger windows or mechanical upgrades to comply. You get an honest answer at this stage, before you commit to design or permit drawings.
Yes. Nuance Design Build is fully licensed and insured. We carry WSIB coverage and $5 million in commercial liability insurance, which protects your home and investment for the whole renovation. Not for a single tree on private land. King has no private tree by-law, so removing one tree from a private lot needs no Township permit. Woodlots are another matter and need a permit from York Region. When an addition would reach into a wooded part of a King lot, we confirm which rule applies first.

King City home renovation, lot by lot
Much of the Township of King is farms and country properties on the Oak Ridges Moraine. King City itself has newer subdivisions, and Nobleton, Schomberg and Kettleby are smaller villages. Depending on the watershed, a King property falls under the Toronto and Region Conservation Authority or the Lake Simcoe Region Conservation Authority.
Second units in each zone
In King’s countryside zones By-law 2022-053 allows up to two additional units where a detached house is permitted, but only one, inside the house, in Oak Ridges Moraine zones.
In the countryside zones a detached unit is capped at 50 per cent of the house’s floor area or 85 m², and each additional unit needs a parking space of its own. On a King lot in a Moraine zone, a second home has to go inside the house, as a basement suite or another interior unit.

On a rural King property the septic system is often part of the renovation. The Township’s Building Division issues the permit for any new, repaired or altered system. It also issues the building permit, so when an addition or a second unit adds a bathroom, we plan the two together.
